It is in a very quiet location situated in the village of Tilford, between Elstead and Farnham in Surrey.
The garden has been landscaped and includes a pond with stepping stone bridge.
The planting is a work in progress (turf and paving is down, beds are not yet abundant but can be planted to look full where necessary). The garden is entirely private with beautiful oak gates – the old kitchen garden wall along one side, yew hedge and hazel screens on the others.
The country manor comprises entrance hallway and cloakroom (herringbone terracotta floors), large sitting room and walk-through kitchen (the new extension) which looks out on to the garden.
Cabinetry is painted in Edward Bulmer Jonquil with antique brass handles and marble worktops. Large crittal doors open into the garden. The kitchen is light and airy with two light wells. A double-sided wood burner sits between the kitchen and sitting room. A large snug with corner sofa and ottoman also has its own wood burner. In the sitting room is a small bar / cupboard with wine fridge and mirrored glass with brass hanging rails for glasses. Upstairs, three bedrooms and two bathrooms plus dressing room. Floors are limestone in the kitchen, oak floorboards in sitting room and sisal carpet in snug, on staircase and upstairs bedrooms and landing. The master bathroom (with bath offering extensive views of Surrey hills) has a wooden floor, green and white Mandarin Stone marble tiles in second bathroom (large with shower).
Parking for 5 cars (more can be accommodated with prior arrangement). Pets are welcome (not upstairs). Catering and overnight accommodation can be provided.

The garden design is by Richard Miers who won the People’s Choice award at the 2022 Chelsea Flower Show.
The house is 3.8 miles from Milford station (50 mins to Waterloo), 4.3 miles from Godalming (45 mins to Waterloo), 3.8 miles to Farnham station (1 hour to Waterloo) and 17 miles to the M25 junction. Heathrow and Gatwick are approximately 50 mins each, traffic dependent. The house is close to the filming location of Bourne Woods.
